We have 5 cottages, 8 rooms and a 2 bedroom Main House.
Check in begins at 3pm and check out is at 11am.
For stays during October 1 to the end of April:
A valid credit card is required to hold the room(s) at the time of booking.
For stays during May 1 to September 30:
A deposit of 100% of the room rate plus taxes is charged at the time of booking to guarantee the room(s).
For stays during October 1 to the end of April:
Cancellations made by 12:00 PM (local time) on the day prior to arrival will not incur any charges. No-shows and early checkouts will be charged.
For stays during May 1 to September 30:
Cancellations made 30 days or more prior to arrival will receive a full refund. Cancellations made within 30 days of arrival will receive a credit to use for a future stay within a calendar year. No-shows and early check outs will not be refunded.

Yes, we are a family friendly hotel and children of all ages are welcome. We have many amenities that accommodate our young guests such as board games, sand toys, evening s'mores and our signature Lemonade Stand program. Please see our Young Guests section on our website for more details.
Yes, we are a dog friendly hotel and dogs are welcome in all of our rooms. There is a pet fee of $50 per night per dog. We offer pet amenities such as dog beds, water bowls and a welcome treat. Maximum of 2 dogs per accommodation. Unfortunately we do not permit cats or other pets.
The Roundtree™, Amagansett is a smoke-free property. Smoking is not allowed in any of the rooms, cottages or in any of the public spaces.
Yes, we offer free parking on property. There is one spot per guest room.
